Letting Fees

As of 2019, Tenants no longer need to pay admin' fees to reserve a property. Instead, a proportion of your first month rent or deposit is required to reserve the property and start the referencing process. This will come off the rent/damage deposit balance due on the day the tenancy commences. Please see our 'disclaimer' page for further details, such as referencing.

However some fees still apply:

  • In an existing fixed term, joint tenancy, to change an existing tenant to another (subject to referencing) should the tenant request it, there is a fee of £50.00 inc.VAT (per tenant swapped) if given the landlord's instructions to.

  • Variation of tenancy, should the tenant request it: There is a fee of £50.00 inc. VAT, if given the landlords instructions to do so.

  • EARLY TERMINATION OF TENANCY: The tenant is liable to cover the landlord's costs for reletting the property & any rent due until the new tenancy commences. (Processes such as viewings, referencing, negotiation, legal paperwork and more may be required).

  • Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

  • Rent Arrears: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is 14 days in arrears.

  • Holding deposit: One weeks rent. 

  • Total damage deposit (for rents up to £50,000 per annum): 5 weeks rent. Total damage deposit (for rents over £50,000 per annum) 6 weeks rent. Further information on disclaimer page.

Landlord Fees

Tenant Find only: 100% of the first months rent.

Managed service: 75% of the first months rent discounted tenant find, plus 12% management per month. Further details of what this includes available on our 'rent your property' page. 

Fee to renew a tenancy (including referencing & paperwork): £190.00

Electrical Condition Installation Report - £180.00

Gas Safety Certificate - £89.00

Energy Performance Certificate - £99.00

Serving Section 21 / Section 8 evicition notices (for a property that is not managed) £180.00 to serve paperwork - hand delivered and recorded post.
